How to avoid land fraud when investing in a plot in Hyderabad

The realty sector is fast becoming an uncertain industry. And with a number of common entering the sector- several home buyers are shying away from purchasing properties. The recent incident that sent shock waves across India was the land scam conducted by a native of Andhra Pradesh. People has duped several customers by promising to develop a township which would house members a particular community in the outskirts of Hyderabad.

Selling them fictitious plots and floated an easy scheme selling of land priced between INR 6 lakhs and INR 6.5 lakhs. With 20% of the amount being paid as down payment. Although the people who has duped the customers has been arrested recently – there are a few things one needs to know before purchasing plots as Hyderabad is growing faster than any other city leaving several loopholes open for scammers to exploit. So if you want to buy land in Hyderabad – here are a few pointers for you.

Pointers to keep in mind before buying the plot

·         Begin by verifying if the seller actually has the right to the plot you like. Ask to see the title deed of the land and confirm if the land is registered under his name and if he has full rights to sell the property. If you do not understand this, you could always hire a lawyer to verify the document for you.
·     Before you close the deal, check if the land has any legal dues. You do not want to end up putting your hard earned money into a piece of land that is still under litigation. Collect the EC (Encumbrance Certificate) from the sub registrar office and check if the certificate states that the property does not have any legal complaints or dues against it and only then buy the property.
·         Check if the plot has been approved by the HMDA (Hyderabad Metropolitan Development Authority).
·         Do some background research for any contingencies?
·         Buy the plot only if it meets your infrastructure requirements, check for a deeded right of way that allows the right to construct a public road on the land.
·         Check if the land-use zone is in accordance with the master plan for the plot.

Documents to collect from the seller:
·         Collect the title of the property along with the sales deed from the seller.
·         Get your land registrations deals with the ownership immediately.
·         Ask the previous owner/dealer to submit all the older copies of the sales deed. This will give you access to all the previous owners.
·         Collect all the bills, and tax receipts of the plot that is for sale before you actually purchase it.
·         Collect the land measurement documents along with the urban land & ceiling and regulation certificate.

  1. I have purchased a plot from Suvarnabhoomi Infra in the month of August -2019. I paid full amount as i was told that the plot registration would be done with in a week after full payment. Its been four months since I paid full amount, still the plot got not registered. Number of times I requested them to register the plot as early as possible, if they can't do that asked them to give my money back. Finally they gave me a commitment letter by saying they would register the plot by 23rd October-19, else I can present the post dated check they gave me with dated 26-10-19. As they said the registration was not done and I presented the check on 28-10-19 and it got returned with insufficient funds.
    what I can do now? I am helpless. I did choose Suvarnabhoomi Infra by seeing the face of Vishwanath garu. He is happy and Suvarnabhoomi people are also happy. As a customer me and my family is suffering a lot. The money that I invested by lending from banks and few relatives. When they can't do the registration, why can't they give my money back even after 4 months.
    I am hoping they solve my issue at least after seeing this comment.

  2. It's happening with 90 percent of people who choose suvarnaboomi and it also happened to me...it's very hesitating that not even management responding providing to customer problem...
    My humble request to mangement plese do respond and provide your proper solutions to customer because it's hard earned money...may be it's for you small amount for us like middle class person its collection of ruppees..
